1. First time renters can only sign a 6-month lease to start.
2. The combined monthly income must be at least 2.5 x the rent.
3. The application is free to submit. We will keep it on file for 30 days towards any house that may come available.
4. We require different email addresses for each applicant.

12. The security deposit equals 2 x times the monthly rent. The pro-rated first month's rent is due when the house is rented, and the lease is signed ...
13. We do NOT allow pets. We do NOT accept Section 8.
14. The utilities are not included and must be transferred out of our name within 5 business days of renting the house.
15. We do not perform credit checks, but delinquent accounts may be reported to the credit bureaus by the collection agency.
16. Prior evictions will not disqualify you from renting from us. If you have a past due balance with us, you may still be eligible to re-rent. Please note that if you become a tenant with us again, you must pay at least $50.00 per month towards your past due balance from your previous rental relationship.
17. We do not accept security deposits until the house is rented. We will hold a house for a maximum of 3 business days with a $50.00 non-refundable hold fee. This fee is deducted from the move-in amount if the house is rented within the 3 business days.
18. In order to be eligible to place a 3-business day hold on a house, the applicant must have an approved application on file and the applicant (or their designated representative) must have viewed the inside of the house.
19. The move-in amount (security deposit and pro-rated first month’s rent), must be paid by credit card or debit card. Regular rent payments can be made via personal check, money order, cashier’s check or credit/debit card.
